Job Description Large property management firm is seeking a qualified Property Maintenance Supervisor for a 288 unit apartment community in Colorado Springs, CO. We are seeking someone who is experienced, professional, driven, and a leader. Our firm was established in 1995 and currently manages over 3,000 apartment units. Under the general direction of the Community Manager, the Property Maintenance Supervisor will help oversee the effective operations of the community (see below for expected responsibilities). RESPONSIBILITIES MAINTENANCE · Under direction of the Community Manager, the Maintenance Supervisor schedules and supervises all maintenance activities performed at the apartment community · Coordinate, schedule and perform resident’s service requests. · Coordinate, schedule and prepare vacant units for move-in · Coordinate and schedule appropriate safety and skills training for maintenance employees · Identify and correct hazardous community conditions · Coordinate, schedule and perform preventative maintenance on equipment and apartments · Ordering maintenance supplies and maintaining the maintenance budget · Coordinate, schedule and supervise special projects at the property · Responsible for alerting the Community Manager of any unusual occurrence and/or damage that has taken place or that may occur · Complete payroll time sheets and mileage reimbursements and review time sheets and mileage reimbursements from maintenance staff · Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees · Assure safety standards are used which comply with all company, local, City, State and Federal guidelines · Ensure compliance of all work related activities in a fair, ethical, and consistent manner · Follow established company policies and those outlined in the Employee Handbook · Special projects and other responsibilities as may be determined JOB QUALIFICATION REQUIREMENTS: · A minimum of three to five years of experience in basic trades; HVAC, plumbing, electrical and painting - Certified pool operator preferred · Acceptable driving record · High School Diploma or GED · Successful completion of background check · Ability to work as a self starter and to supervise others · Ability to communicate with fellow employees as well as tenants and outside vendors · This job requires exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly · Conduct all business in accordance with company policies and procedures, Federal, State, and local Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to property management. “We are an equal opportunity employer.
