Job Description Large property management firm is seeking a qualified Assistant Community Manager for a 100+ unit apartment community in Colorado Springs, CO. We are seeking someone who is experienced, professional, driven, and a leader. Our firm was established in 1995 and currently manages over 3,000 apartment units. Under the general direction of the Community Manager, the Assistant Community Manager will help oversee the effective operations of the community (see below for expected responsibilities). RESPONSIBILITIES INCOME COLLECTION · Maintain accurate accounting of resident ledgers and accurate depositing of all collected money · Issue appropriate notices when necessary (eg, late payments, eviction notices, returned check notifications) · Actively pursue collection from delinquent tenants and provide list of delinquent accounts to attorneys for eviction action in accordance with state and local laws · Ensure proper handling and scheduling of evictions and skipped units, MARKETING · Must be knowledgeable of all phases of leasing and resident retention · Greet prospective clients, show property and perform leasing duties as needed · Answer and handle incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc. · Monitor on-line lease applications · Maintain awareness of local market conditions and trends · Contribute ideas to Community Manager for marketing property and improving resident satisfaction ADMINISTRATIVE · Update system daily for accurate reporting · Organize and file all applicable reports, leases and paperwork · Proof read all lease paperwork and process move-ins and move-outs · Process all security deposit dispositions in a timely manner · Accept service requests from residents and route to maintenance for prompt processing. · Process screening of rental applications. · Ensure compliance of all work related activities in a fair, ethical, and consistent manner · Follow established company policies and those outlined in the Employee Handbook · Special projects and other responsibilities as may be determined JOB QUALIFICATION REQUIREMENTS: · At least 1 year of experience in the property management industry · Experience using property management based software (AppFolio, Yardi, MRI, etc.) · High school diploma or GED · Ability to work potentially on Saturdays · Successful completion of background check · Conduct all business in accordance with company policies and procedures, Federal, State, and local Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to property management. “We are an equal opportunity employer.
